Most new projects in Sulaymaniyah are sold on instalments. This guide explains what the numbers mean and what to ask before you decide. Every figure comes from the projects published on our own site, checked on 2026-09-20.
The advance and the monthly are two different numbers
The advance is what you pay at the start. The monthly is what you pay every month after that. When a property is sold on instalments, the number you hear first is usually the advance — not the full price of the property. Always ask for both: the full price, and how many months.
What is on the market today
- 23 projects with instalment terms on our site
- Advances from $5,500 to $45,000
- Monthly payments from $250 to $900
- The smallest units are one-bedroom apartments of 75 to 95 square metres
What your budget reaches
On the instalments page, enter what you can pay each month and the advance you have. It shows the units that fit, grouped by project — and also the units whose terms are not recorded as figures, which have to be asked about at the office.
Ask these before you sign
- What is the full price, and over how many months?
- When is the unit handed over?
- What is included in the price: finishing, parking, services?
- What happens if a payment is late?
- Whose name is on the documents, and when are they transferred?
These figures come from the developers and change. Confirm them with our team before committing to anything.
